Is this a scam?

It is the right question to ask — and we answer it first. In solo investments, assets are registered in your own name on the government land registry, never in IIC's name. In group investments, IIC commits substantial resources to every asset and co-invests its own capital — so if an asset underperforms, IIC takes a loss too. We are a 28-year-old collective-purchasing and asset-management structure, not an investment fund. We do not hold your money.

What exactly is IIC?

IIC is an advisory and collective-purchasing company that unites private investors into a single organized group. The company is registered in and operates from Georgia and is active worldwide. We source, examine in depth and execute direct real-estate acquisitions, and we manage them over time. We are not an investment fund, and we do not pool your money under our control.

How is the 7–8% yield handled?

On qualifying assets, a net annual yield in the 7–8% range is anchored in the operating agreement with the hotel-management company that runs the asset — not with IIC. The commitment is written into the operating agreement on eligible assets.

What does the $750 annual registration cover?

Accepted Answer

It is a registration fee for the IIC club — a sourcing-and-advisory retainer covering the ongoing information you receive on deal analysis, due diligence performed on your behalf, and access to IIC's proprietary underwriting and purchasing power. On your first solo acquisition you receive a contractual credit of 4% of the purchase price, plus a 20% discount on the marketing fee.

What is the minimum to invest?

Stage A candidacy is $750 per calendar year. Direct ownership (Stage B) begins at a low entry threshold, of which up to 50% may be financed by a bank. Group participation (Stage C) pools capital among the members.

How liquid is my investment?

Real estate is a medium-to-long-term asset. Our minimum holding horizon is around five years. You own the asset directly, so you may sell it subject to market conditions — but you should not treat it as a short-term or liquid position.

Can I exit early?

Because the asset is registered in your name, you control the sale. Early exit is possible subject to market conditions and any financing terms in place, though returns are modeled over the full holding period.

How does the bank leverage work?

IIC members can request up to 50% LTV financing from local financial institutions, subject to their own financial standing, with the option of full company accompaniment through the application and closing process.

What is a group company (SPV)?

A dedicated company — an independent legal entity through which members pool capital to acquire large-scale assets. As in any company, major decisions are taken by the company's board, on which member representatives also sit.
