Aligned Interests Between Members and IIC
IIC co-invests its own capital in the deal. Because it does, if an asset underperforms IIC absorbs a loss too. That gives the company real, shared exposure to the risk — not a spectator's distance from it.
Deals That Have Worked
We never present a deal we have not examined ourselves. Every asset is audited and income-generating. In group deals the member effectively acquires shares in the company that owns and operates the asset, and profits are returned to shareholders as dividends.
Three Stages of Group Investment.
Stage A — Candidate ($750/year)
The entry point. Proprietary deal analysis, due diligence performed on your behalf and a contractual credit that returns your registration fee in full on your first acquisition.
Stage B — Active Member (Low entry threshold)
Direct ownership of an audited, income-generating hotel asset, with optional bank leverage of up to 50% LTV, and on some projects a net annual yield of 7–8%.
Stage C — Group Company / SPV (Pooled capital)
A group of members pools capital through a dedicated company formed to jointly acquire and manage assets, opening access to megaprojects worth tens of millions.
